Curb appeal is key and could make a difference whether people stop and take a flyer, or drive right by.  I cannot stress this enough: Staging your home is important! Many buyers will stay in your home longer if it's staged appropriately.  Here are a few tips to increase the curb appeal and prepare your home for showing.  Feel free to print and use it as a checklist.

Closing Costs to Expect:

  • Broker's commission is a full-service fee.  We have other discount services available to homeowners who want to sell by owner, but who need the assistance of a real estate agent. 
  • Closing Costs are negotiated between buyer and seller.
  • Local property transfer tax, county transfer tax, state transfer tax, and state capital gains tax are the charges included in the closing costs negotiated between you and the buyer.  Credit to or from the buyer of unpaid real estate taxes for the prior or current year are variable and depend on when you close and when your taxes are due.
  • FHA fees are now negotiable between an FHA buyer and seller.
  • Home inspections fees are usually paid by the buyer and can include pest, radon and other inspections.
  • Miscellaneous fees can accrue from correcting problems noticed during the home inspection.
  • Home Warranty is a great selling tool that can help your house sell faster and for more more money.  A standard home warranty usually runs around $400 and can be paid at the closing table from the seller's proceeds.  Many plans also cover the property while the property is listed for sale.
